Braintree Planning Board Continues 220-Unit Banner Park Residential Proposal to June

MILLIS — May 12, 2026 — Braintree Planning Board continues 220-unit Banner Park residential proposal amid traffic and density concerns. The board voted unanimously to continue the Banner Park Campus LLC application at 60 Columbian Street — a major amendment to a 2022 industrial special permit — to its June 9 meeting, pending peer reviews on traffic, stormwater, and fiscal impact. Civil engineer Carlos Sculte told the board the residential plan would cut impervious surface nearly in half, from roughly 20 acres to 10.4 acres, and reduce utility demand by about 35 percent compared with the previously approved industrial complex. Land use attorney Adam Brodsky confirmed 10 percent of the 220 units will be affordable but said whether units will be offered for rent or sale has not been decided. In separate action, the board unanimously approved minor modifications for 39 Lantern Lane and 99-107 Hancock Street — the latter allowing developer Brian McGordy to convert 31 approved rental apartments into condominiums — while continuing a 75 Hancock Street office-to-apartment conversion and an unpermitted 5 Vine Street retaining wall application, both to June 9.
